What it costs, how it works, and when each instalment falls due.
Payment plan
You pay as construction progresses, not in advance. Each instalment falls due only once the corresponding stage has been signed off.

Costs on top of the price
The seller of the Building A apartments and of Villas Just be Light and Just be Alive is Julian Schuldt as a private individual; Stone & Sun in Building B and Villa Miramar are sold by Igor Božić. Buying from a private individual in Croatia attracts real estate transfer tax rather than VAT. The final tax treatment is recorded in the pre-contract and confirmed by the notarising law firm.

How it works
- Enquiry and viewingOn site or by video call. You receive the technical specification and all documents.
- ReservationThe apartment is taken off the market while you review the documentation.
- Pre-contract at the notaryNotarised under Croatian law with a sworn translator present. First instalment due.
- ConstructionYou choose tiles, parquet, sanitary ware, doors and switches. Instalments follow the building progress.
- Handover and land registerAfter the occupancy permit: keys, final instalment, registration as owner.
Own use or letting
Both work
Some of our buyers live in the apartment themselves, others let it permanently or seasonally. Thanks to Split and the airport nearby, Kaštel Stari has both long-term tenants and holiday guests.
Why we do not quote yields
What an apartment earns depends on the fit-out, the letting model, occupancy and your personal tax position. A single number on a website would most likely be wrong in your case. We will put the underlying figures together so your own adviser can do the maths.
Buying early in construction
Buying early in the construction phase happens on different terms than buying after completion. The extent is discussed individually and recorded in the pre-contract.
