Real Estate Transfer Tax - 3%
There is a difference in the real estate transfer tax if the selling price is with 25% VAT or not.
- With 0% VAT/PDV (e.g. private seller): In this case the tax is 3%. As we sell them private the 3% real estate transaction fee will apply.
1.5% legal & administrative fees
For purchases of these properties, buyers should budget around 1.5% (not more, otherwise we pay it) of the purchase price for all essential legal and administrative services that ensure a secure and smooth transaction.
This rate applies specifically to purchases with us – fees may differ when buying through other parties.
The 1.5% covers:
• Notary fees – certification of signatures and purchase contract
• Land registry fees – registration of ownership rights
• Lawyer’s services – contract review, due diligence, and transaction handling
• Translation costs – certified translations when required
